Lucking & Clark provided structural engineering services for the refurbishment of this pre-Victorian property in Chelsea. The project involved the complete refurbishment of the ground floor restaurant, and the refurbishment plus expansion of the first and second floors to create two new luxury two bed flats with outside terraces.

The works included the construction of a new steel framed extension to the first and second floors and the construction of a new two storey masonry riser for the restaurant extract ducts and mechanical services. To create large open plan rooms and provide access between the new extension and existing building new steel transfer beams were installed at first floor, second floor and roof level. The structural depth for the floors was governed by the existing floor height and Lucking & Clark worked closely with the architect to achieve the maximum ceiling height possible by positioning new beams within walls and providing cranked steels over openings.
